The neighborhood

Character & housing stock

Active listings by segment today.

Encino takes its name from Rancho Los Encinos — encino is Spanish for oak — and Los Encinos State Historic Park preserves the rancho’s historic buildings and spring-fed pond just north of Ventura Boulevard.

South of Ventura Boulevard, streets climb into the hills toward Mulholland Drive. Lots are larger, many with pools and canyon or Valley views, and the housing runs from 1950s and 1960s ranch and mid-century homes to large contemporary new builds, and new single-family construction regularly replaces older houses here. North of Ventura, toward the Sepulveda Basin, the land is flatter and single-family homes sit on more regular lots. Condominiums and apartment buildings line stretches of Ventura Boulevard and nearby side streets.

Hillside parcels can fall under Los Angeles’ hillside rules, the Mulholland Scenic Parkway Specific Plan near the ridge and Very High Fire Hazard Severity Zone brush clearance, while Ventura Boulevard’s commercial frontage is governed by the Ventura/Cahuenga Boulevard Corridor Specific Plan. For a new build or major remodel, those overlays shape what can go on a lot — a conversation Zeev’s development and construction background is built for.
