Studio City Homes & Real Estate

Studio City is a neighborhood of the City of Los Angeles between Sherman Oaks and Universal City, named for the film studio lot that is now CBS Studio Center. Homes range from hillside houses in the canyons south of Ventura Boulevard to Spanish, Craftsman, traditional and mid-century homes on the flats, with condominiums along Ventura Boulevard and Moorpark Street. Buyers are drawn by its walkable pockets, canyon routes over the hill to the Westside and Hollywood, and a Metro B Line station next door.

The neighborhood

Character & housing stock

Active listings by segment today.

The neighborhood grew around the studio Mack Sennett opened on Radford Avenue in 1928; the lot, later home to Republic Pictures, is now CBS Studio Center.

South of Ventura Boulevard, homes climb the Santa Monica Mountains along canyon streets toward Mulholland Drive, many on steep lots with views. North of the boulevard, the flats hold Spanish, Craftsman, traditional and ranch homes from the 1920s through the 1950s, along with many remodels and new builds. Condominium and apartment buildings concentrate near Ventura Boulevard, Moorpark Street and Laurel Canyon Boulevard.

As elsewhere in the Valley hills, hillside parcels can be subject to Los Angeles’ hillside rules, the Mulholland Scenic Parkway Specific Plan and brush clearance in Very High Fire Hazard Severity Zones.

On Ventura Boulevard

Ventura Boulevard & landmarks

Ventura Boulevard’s restaurants and shops continue east through Studio City toward Universal City, where the boulevard meets Lankershim Boulevard and becomes Cahuenga Boulevard. Tujunga Village, on Tujunga Avenue north of the boulevard, is a short, walkable strip of cafés and boutiques.

The Los Angeles River runs through the neighborhood, with sections of greenway path along its banks. Fryman Canyon and Wilacre Park are trailheads into the Santa Monica Mountains, and Universal Studios Hollywood is just east in Universal City.

Getting around

Freeways, canyons & transit

US-101 runs along the northern side of the neighborhood, with its junctions with SR-134 and SR-170 nearby. The Metro B Line’s Universal City/Studio City station, just east, has trains to Hollywood and downtown Los Angeles. Laurel Canyon Boulevard leads over the hill toward West Hollywood, and Coldwater Canyon Avenue toward Beverly Hills.
