Tarzana is a neighborhood of the City of Los Angeles between Woodland Hills and Encino, named for the ranch Tarzan author Edgar Rice Burroughs owned there. South of Ventura Boulevard, homes climb into the Santa Monica Mountains on larger, often hillside lots; to the north, flatter streets hold ranch and traditional single-family homes, with condominiums and apartments near Ventura and Reseda boulevards. Buyers weigh hillside views and lot size against the flats’ easier access to US-101.

The neighborhood
Active listings by segment today.
Edgar Rice Burroughs bought a ranch here in 1919 and named it Tarzana after his character; the community that grew on the subdivided land kept the name and is part of the City of Los Angeles today.
The neighborhood divides along Ventura Boulevard. To the south, streets wind into the Santa Monica Mountains toward Mulholland Drive, with single-family homes on larger and often steep lots — some on gated private streets, many with canyon or Valley views. To the north, flatter blocks hold 1950s and 1960s ranch homes, traditional houses and newer rebuilds. Condominiums and apartment buildings concentrate near Ventura and Reseda boulevards.
Hillside parcels carry extra rules: much of the hill area is mapped as a Very High Fire Hazard Severity Zone with annual brush clearance, and Los Angeles’ hillside ordinance limits house size and grading. ZIMAS shows a parcel’s zoning and hazard overlays.
On Ventura Boulevard
Ventura Boulevard is Tarzana’s commercial spine, lined with restaurants, services and medical offices. Providence Cedars-Sinai Tarzana Medical Center sits just north of the boulevard near Reseda Boulevard, and Braemar Country Club occupies the hills to the south.
The Sepulveda Basin Recreation Area, with golf courses, sports fields and Lake Balboa, is a short drive east through Encino.
Getting around
US-101 runs east–west just north of Ventura Boulevard, and I-405 is a few miles east at the Encino–Sherman Oaks line, where the Sepulveda Pass leads to the Westside. The Metro G Line busway runs east–west a few miles north, with stations at Reseda Boulevard and Tampa Avenue.
