Character & housing stock

Active listings by segment today.

Woodland Hills grew out of the town of Girard, laid out by developer Victor Girard in the 1920s; the community took the name Woodland Hills in 1941. Today it covers the Valley’s southwest corner, bordered to the west by Calabasas and Hidden Hills and to the south by the Santa Monica Mountains.

South of Ventura Boulevard, streets climb into the hills toward Mulholland Drive, with single-family homes on larger and often sloping lots, many with Valley or canyon views. North of the boulevard and across US-101, the flats hold large neighborhoods of 1950s and 1960s ranch homes, many since expanded or rebuilt. Condominiums, townhomes and apartment buildings are concentrated in and around Warner Center, where the Warner Center 2035 Plan guides denser, mixed-use development.

Hillside parcels can fall under Los Angeles’ hillside rules, the Mulholland Scenic Parkway Specific Plan near the ridge, and Very High Fire Hazard Severity Zone brush clearance. Woodland Hills summers are among the hottest in Los Angeles County, which is worth weighing when you compare homes with and without shade, pools and updated cooling.

On Ventura Boulevard

Ventura Boulevard & landmarks

Ventura Boulevard begins at the western edge of Woodland Hills and runs east through the neighborhood as a corridor of restaurants, offices and services. North of US-101, Warner Center — named for Harry Warner’s former ranch — holds Westfield Topanga and The Village, office towers, apartments and Warner Center Park.

Pierce College occupies a large campus on Winnetka Avenue, and the Kaiser Permanente Woodland Hills Medical Center is on De Soto Avenue. In the hills, Mulholland Drive and the trails of the Santa Monica Mountains are close to most southern streets.

Getting around

Freeways, canyons & transit

US-101 crosses Woodland Hills east–west, reaching Sherman Oaks and the I-405 interchange to the east and Calabasas and Thousand Oaks to the west. Topanga Canyon Boulevard (State Route 27) runs south through the mountains to Pacific Coast Highway. The Metro G Line busway has stations at Pierce College, De Soto and Canoga, with service east to North Hollywood and the B Line.
